I watched a home sit on the market for months. Beautiful house, great location, and it just would not sell. Then the sellers made one change that cost them a few thousand dollars, and it sold in a week. If you’re thinking about selling, this is the cheapest, most overlooked fix that could be costing you a fortune right now.
I had some friends selling their home, and they’d made some very bold choices with their colors. And I mean bold. Not a soft buttery yellow, a bright yellow. A bright orange dining room. A deep burgundy red in their bar area. They loved it. This was their personality, their home, and it worked beautifully for them while they lived there. But when they went to sell, that house just would not move. It sat for three or four months. Their agent kept telling them the same thing: you have to paint the inside neutral. They didn’t want to hear it, because those colors were them. But after months of watching it sit, they finally did it, hired painters, repainted in soft neutrals, browns and grays and tans, and the house sold about a week later. One week, after months of nothing. And it makes complete sense once you understand what’s happening in a buyer’s head.
Most buyers are not visual, and it’s the most important thing to understand about selling. When a buyer walks into a room painted bright orange, they don’t see past it. They can’t mentally repaint it, and they can’t picture their own furniture, their own life, their own family in that space, because all they see is the orange. The bold, personal colors that made the home feel like yours are exactly what stop a buyer from imagining it as theirs. And a buyer who can’t picture themselves living there does not make an offer. It isn’t that they dislike the house. It’s that they literally can’t see themselves in it.
Paint is the cheapest fix in real estate, with one of the biggest returns. Think about what my friends spent, a few thousand dollars, against what they were losing every month that home sat unsold: the mortgage, the taxes, the utilities, the stress, and eventually the price reductions that come when a home lingers. Paint is one of the first things a buyer notices and one of the least expensive things a seller can change. Almost nothing else you can do to a home costs so little and moves the needle so much. When I walk through a home with a seller before it lists, this is one of the very first conversations we have, because getting it right up front can mean the difference between selling fast and sitting for months.
The time to do this is before you list, not after. Here’s what happens when you wait. Your home goes on with those bold colors, and it sits. A month goes by, then two, and buyers are driving past wondering what’s wrong with it. So even if you finally repaint and get new photos, your listing is already stale. You’ve lost the attention of those first crucial weeks when a home gets noticed the most, and stale listings sell for less. If you’d simply painted up front, before the photos and the first showing, you’d have sold faster and netted more. Doing it later still works, but you’ve paid for the delay twice, once in carrying costs, and again in a lower final price.
So if you’re thinking about selling, take an honest look around before you do anything else. Those colors you love might be the very thing standing between you and a fast, strong sale. It’s one of the easiest and cheapest things to fix, as long as you do it at the right time.
That’s exactly the kind of thing I help my sellers get right from the start, so their home sells quickly and for the most money possible.
