What AI Home Estimates Miss in New Hampshire and Maine
AI tools can give you a fast ballpark, but they never see your kitchen remodel or new roof. Here's where they help and where they fall short.

Chances are, if selling is on your 2026 calendar, you’ve already used AI tools on Zillow, Redfin, Google Gemini, and other sites that promise your home’s value in seconds. The number looks official, and it’s easy to take it at face value. When you’re about to sell your most valuable asset, though, it’s worth asking whether you can really trust an algorithm to set the price.
A pricing example from our area. Imagine a homeowner who’s already getting ready to sell pulls up one of the big websites to check their home’s value. The tool would look at nearby sales, adjust for square footage, factor in recent market trends, and hand back a number that feels official enough to anchor to. What it can easily miss is a beautifully remodeled kitchen with new cabinets and high-end appliances, updated systems, or a standout lot with a quiet setting or water views.
Buyers in our area specifically pay a premium for those things, yet none of them necessarily show up in the comparable sales the algorithm pulled. After an in-person walkthrough and a real look at what buyers are responding to right now, that same home could be priced meaningfully differently and draw strong offers. The gap between the algorithm’s guess and the home’s true market value can be tens of thousands of dollars.
A listing from last winter. I had sellers last winter who’d done a lot of homework before we ever met. They told me they’d researched the market, that it was a sellers’ market, and that their home should be priced far above what the actual data showed. We had an honest conversation about AI, what it’s useful for, and how all real estate is hyper local, and from there I was able to help them.
What AI actually does well. To be fair, these tools have come a long way. They pull in huge amounts of data, including public records, recent sales, and tax information, and give you a fast, free ballpark of your home’s value. In a newer neighborhood where the homes are all pretty similar, an AI estimate can be reasonably close. You get a useful starting number without picking up the phone, and the estimate keeps adjusting as interest rates and market conditions change. For speed and ease, it’s a fine place to begin.
Where AI misses the mark. At the end of the day, these tools are mostly working off your bed and bath count, your square footage, and an assumption about your home’s condition, all without ever seeing the inside. The gorgeous kitchen remodel, the finished basement, the new roof, the new systems, the views, none of it really registers. Many agents will tell you these tools tend to undervalue homes with real upgrades or unique features, which can mean fewer buyers or a lowball offer.
Smaller markets and shifting conditions. AI really struggles in areas with fewer sales to learn from, and that matters a lot here. In our more rural towns and smaller markets, there simply aren’t as many recent sales for the algorithm to compare against, so the estimates get noticeably less reliable. When the market is shifting, AI also tends to lag because it looks backward at past sales instead of what buyers are doing right now.
AI also shapes what buyers expect. Many sellers don’t realize these estimates affect the other side of the table, too. If one of the big sites shows a value below your asking price, buyers can assume your home is overpriced, even when your price is exactly right for what it offers.
The mismatch can quietly cost you showings, soften your offers, or create back-and-forth that never needed to happen. Strategic pricing and strong marketing matter so much for exactly this reason, and part of my job is making sure your home is positioned and presented so buyers understand its real value before an algorithm sets the tone.
Local knowledge brings the strategy. An AI estimate is a fine starting point, but if you want a truly accurate number and a real sense of your home’s full potential, you want a local expert who brings something AI simply can’t, which is strategy. I combine data-driven analysis with on-the-ground market knowledge and hands-on experience with what updates actually pay off here. Together, we can look at your home’s unique features, weigh its potential, and plan around your goals, whether you want to sell simply and quickly or make a few smart updates first and go for maximum value. Pricing your home that way helps you sell it for what it’s truly worth, not whatever a computer guessed.
If you’re planning to sell in 2026, don’t let an algorithm alone decide your home’s price. I’d love to help you build a custom strategy that pairs the best of today’s tools with real local market insight, anywhere from the Greater Concord area to the New Hampshire and Maine Seacoast. I look forward to walking through your home with you.
